The houses that
rarely change hands.

Ashgrove & Co. represents the estates of old Pasadena — the ones sold twice in a century, usually to someone the family already knew.

The firm

Four generations on the same eight streets.

Rosalind Ashgrove · Principal · DRE 01100244

My grandfather sold the Hillcrest house in 1961. I sold it again in 2019, to the granddaughter of the family who bought it from him.

That is the whole business, and it is why the firm has never advertised. Estates on these streets change hands perhaps twice in a century, and when they do the sellers are rarely looking for exposure — they are looking for someone who knows which of their neighbours has been waiting for the house.

We take a small number of representations a year. Each one is photographed properly, priced against the county record rather than a portal estimate, and shown by appointment to a list we have kept since 1998. Roughly two-thirds of what we sell never reaches an open house.

Sample figures for this design reference. On a live site these are computed from closed MLS sides in the named areas and dated — a share claim with no date and no boundary is not a claim, it is decoration. Competitors are unnamed on purpose: naming them invites a correction we would have to publish.

What we do

Four ways in

VIII
She told us the house was worth less than the estimate we had been carrying around for a decade, and then sold it for more than either number.
The Merriwether Trust — San Marino, 2025
Four siblings, three states, one house our mother left us. Rosalind ran the whole thing and we are all still speaking.
D. Alarcón — Sierra Madre, 2024
We never saw it listed. She rang because she remembered what we said we wanted in 2019.

We will tell you what the house is worth against the last comparable sales on your street, and whether now is the moment. If it isn't, we will say so — that answer has cost us more commissions than it has earned.

No obligation, and nothing goes on the market without your signature.

Your note reaches the firm, not a call centre. A live Newmarket Edge site routes this to the agent's CRM as an unassigned lead.
