Start from what the finished house will sell for on that street and work backwards. Pick a neighbourhood; the numbers below are this year's, from my closings and the permits I have pulled.

Every project I have taken to the last unit, including the two that ran long. Days is first release to last close. Pro forma is the developer's number before I priced it.
I read plans before I read listings.
I spent six years as a project manager for a small builder before I got my licence, which means I can tell you what a set of drawings will cost, how long it will take, and where the change orders are hiding. Most agents selling new construction have never stood on a slab. I have poured a few.
For developers that means pricing that is set from the pro forma, not from what the neighbour listed at. For buyers it means someone who can read the framing inspection and tell you what it actually says.
I will not sell you a house I would not build. Two of the projects on the record above ran long and closed under the pro forma. They are on the record because that is the record.
